Meeting with Client

Today we held another successful meeting with the owner of the property on Boundary Street. We were able to present our latest studies and discuss the internal layouts that might be achieved. The scheme we are developing is being led by attempting to consolidate the limits of privacy and light of the current site and the client’s brief for the project.

After the meeting we visited to client’s property to visualise and further discuss the proposals we have developed. While we were there we gathered more information about the surrounding buildings to complete more studies of the area.

Office Visit to Construction Site

The members of our team are constantly busy on a variety of projects so we decided it was beneficial to all meet on-site at Westbourne Terrace to discuss the possibilities together now that we have reached a crucial point in the construction process. We also took the opportunity to meet the Building Control Officer at the site so we could identify all the new works for his approval.

The meeting was a great success and we are looking forward to investigating the internal layout in greater detail, designing the new fittings to create a truly unique and contemporary experience for our client.

Outdoor Amenities

Following the success of our earlier project, a recent client, for who we completed a survey and drawings to assist the removal of a wall, has approached us again. He now wishes to obtain planning consent for an outbuilding. As we have already completed a comprehensive seet of drawings for his property we will be able to progress quickly with this request.

An outbuilding is a popular addition to many suburban residences which run out of space in the home and are looking for a cheaper alternative to altering the existing house. Another structure such as this can be allowed under the parameters of permitted development and can be used for a variety of different purposes, an artist’s studio or a childrens’ playroom for example.

Meeting with Clients

We held a meeting today with the owners of a flat in Abbotsbury House, a large development overlooking Holland Park and other spectacular views. The flat is also located just above an apartment owned by Simon Cowell!

The meeting we very successful and we presented and discussed many aspects of the preliminary scheme we have developed for the interior design of the flat, including the detailing of bespoke furnishings, tailored to suit the needs of the clients.

LABC Partnership

We have recently been invited to become part of the LABC Partnership scheme by Barnet Council who have recognised our high workload. The Partnership is a government scheme to provide a single point of contact for all Building Regulation submissions we submit across the country. This is an exciting opportunity for us, as it will help to streamline our many Building Control submissions, resolving issues quicker. It also means that, as we will be dealing with the same Officer for every project, it will aid us in building a strong relationship for the benefit of all involved.

Collaborations with Structural Engineers

Recently we have broadened the scope of our services, engaging in projects of a solely technical nature, recording information for our Chartered Structural Engineers and liaising with them on behalf of our clients. We act as the hub of information, processing information from many sources. The structure forms the supporting core of a building, bones which we later flesh out to form a complete entity, therefore, our involvement in this stage of the work gives us the best possible opportunity to sculpt the form to the needs of our clients.

Back to School

South Bank University

Curro, the director of Studio Idealyc, was invited to the South Bank University by the course director, Alexander Graef today to act as a visiting tutor in the Third year students’ “crits”. The two are also in talks regarding Curro’s appointment as a part-time tutor at the University for the remainder of the academic year.

A critique, or “crit” as it is more commonly referred to, is the chance for architecture students to present and defend the project they have been developing to their tutors, peers and visiting professionals. It is a nerve-wracking experience for students and an important milestone in every timetable but it is good preparation for professional practise where presentation skills are vital and it is essential to have reasons for all design choices made.

New Appointment for Nursery

We have been recently appointed to establish a Nursery in part of the ground floor of 43-81 Greenwich High Road, a new mixed-use development in the heart of Greenwich. Nearby is the area of Deptford Green, remarkable for its very detailed history which involves the Royal Docks, the playwright Christopher Marlowe and Sir Francis Drake.

We are very enthusiastic about the opportunities for this project and we intend to compile a very thorough report to give our client the best possible chance of succeeding with the first stage, planning permission. Our client, a young entrepreneur, has seen a very exciting possibility for bringing new services to the rapidly growing area.

Construction Continues

Project SI_321 The Vale

Following another site visit to a construction project in North London we are please to say that everything is going well. We attended the site with an inspector from Building Control who was able to approve the DPM which had been fitted. We also discussed the next stages of the project including the imminent installation of the steel structure and the addition of underfloor heating, a popular modern choice for providing user controlled comfort.

New Appointment for Listed Building

We have been appointed to propose a series of changes for the new owners of a commercial property on Heath Street which is a Grade 2 listed Building in the Hampstead Conservation Area. This status means our proposals will need to be very sensitive to the existing historic street façade. We already have a great deal of experience dealing with applications of this nature and we are looking forward to studying the area’s history and the possibilities for integrating new elements to suit the needs of our clients.

The site is very close to Hampstead Heath, a popular destination for Londoners and famous for the views it offers of London, especially from Parliament Hill.

Modern Alternative to Victorian Floorboards

We have passed the autumn equinox and now the days have been getting darker earlier. Despite this, work continues on site as usual. The latest development is the removal of the Victorian wooden flooring which we intend to replace with cast concrete. There are many advantages to this; to begin with, the solid floor prevents rodents from accessing the space beneath the house, a common problem in many properties in the city. The concrete has great benefits as an insulator, its properties mean that it retains heat within the building in winter and provides radiant cooling during hot summer days. It also provides the opportunity to lower the level of the flooring, increasing the height of the room which creates a more relaxing space to dwell in.

Fraudulent Surveyors Operating in London

We have become aware of the recent activities of a “Party Wall Specialist” offering “free” services to clients’ neighbours. They have been approaching them through information we suspect they found on the Planning Portal and offering to act as their Party Wall Surveyor, issuing our clients with their fees before the client has actually served a Party Wall Notice. This behaviour is fraudulent as their approach is unsolicited and unnecessary.

We advise our clients that once they have served a Party Wall Notice they can appoint a Party Wall Surveyor who will act as a mediator between the two parties. If the neighbour does not agree to use their Party Wall Surveyor they can propose to appoint their own.

Interior Renovation

Work continues on our interior renovation of a grand Victorian property near Paddington Station. Internally we have reinforced the structure of the flat in accordance with Part A (Structural Safety) of the Building Regulations. In parallel with the building work our electrician is developing a new framework for providing electricity to the flat that complies with Part P (Electrical Safety).

Part L (Conservation of Fuel and Power) has also informed our interior specification as we intend to improve the quality of the insulation to prevent the unnecessary loss of energy through the walls of the old building.

New Project

We have recently been commissioned to study the layout of an attractive Victorian property in Southwark. The external ornamentation of the property and overall proportions of the buildings are notably aesthetically pleasing yet the interior arrangement of the house has become obsolete after over 100 years of change in our culture and way of life.

We hope to re-programme the building, modifying the layout to suit the needs of the new owner while respecting the grand period exterior of the property.

Today we held a meeting with our client, the owner of the property in Boundary Street. After we presented him with the models and design studies we have been producing we discussed the possibilities for the extension and alteration of his property, keeping in mind the limited privacy and access to natural light that has guided our proposals for the site. The client’s response was extremely positive and we believe we have given him a lot to think about while we continue to study the possibilities for design.

Redevelopment Starts

Following an intermission during which our client was on holiday, work has restarted on a long-standing project of ours, the topmost flat in a Grade 2 Listed Building in Westbourne Terrace. The flat is part of a former servants’ quarters built on top of the Victorian Terraces, it has direct access to the roof which means there are great opportunities for natural lighting of the internal space as well as stunning views of the local surroundings.

Overseeing Construction

Project SI_321 The Vale

While we are essentially a creative practice who enjoys challenges in design and investigations into the built environment it is important for us to sustain our strong grounding in construction and technology. For this reason we are overseeing the erection of a single storey rear extension which we have previously designed and specified. The purpose of this is to create a report after each visit detailing the progress of the works and quality assessing the work against the drawings we have originally produced. Working with our client’s builder we are witnessing a different approach to construction, a valuable experience for us.

Working from the ground upwards we root all our schemes in realistic and sustainable proposals and it is this philosophy that we are drawing on as we embark on this project to ensure quality, cost effective and timely construction.

Foundations Laid

Today we arranged for the concrete foundations to be set in our redevelopment project in Hillview Gardens. We arranged for the equipment to arrive at the site when it would cause the least disruption to the neighbours on their morning commute to the capital and the whole process was completed in two hours thanks to the machinery we hired for the job.

The process we used guaranteed the quality, efficiency and speed of the construction which was approved by the Building Control Officer. As we are project managing the site we were able to be flexible and arrange for the work to go ahead with all parties involved. Taking this approach as opposed to employing a contractor on site, we were able to save our client time and money and deliver the high quality results that we want for all our clients.

Roof Terraces in Shoreditch

Project SI_360 Calvin Street

We have previously been appointed to develop a series of roof terraces in Calvin Street. The purpose of this is to increase the outdoor amenity space for the residents of street who live in a trading area in the heart of Shoreditch where safe public spaces are not easily accessible.

Today we attended a pre-planning meeting with planners from Tower Hamlets and the residents who have commissioned us. We often advise taking this approach as it is very helpful for agreeing on the main aspects of the project and avoiding future conflicts. We were very glad to hear that the planners were impressed with the scheme and had no issues with it and we are now looking forward to submitting the finished proposal in a planning application soon.

Thames Water

Project SI_354 Earlshall Road

We recently received approval for conducting building works over a public sewer at our project in Earlshall Road. We are often required to apply to Thames Water to get this permission which is needed when building over a sewer older than 1930. Compliance with the Building Regulations must be shown in the information we provide to show the works are safe.

The vast sewage system dealt with in these applications was built in Victorian London and is considered a great feat of engineering. Prior to its construction the River Thames was considered biologically dead due to the excessive amount of waste passed into it. An immense network of tunnels, treatment works and pumping stations make up the arrangement that still serves the capital and is now overseen by Thames Water.

Ealing School

After our success in our recent planning applications for the change of use of two schools, one in Westminister and another in Ealing, we have been appointed to undertake a new commission to transform the use of an ordinary double aspect office building in Ealing into a dynamic educational facility to serve the local community and improve the availability of important amenities. Accessibility and internal visibility will be some of our primary concerns as we intend to encourage positive interactions between all users and to cultivate an enjoyable learning atmosphere within the new teaching venue.
